TERM. Lessee leases the premises from Lessor as a tenant at the Rate of:(Required)

Lessee shall remain a tenant at this rate, if Lessee continues in possession after the end of this Lease, and if the continuation of possession is with Lessor’s consent. As a guest, Lessee’s rent shall be such amount as Lessor may lawfully establish, and Lessee shall be subject to all provisions of this lease that may be applicable and consistent with a Daily, Weekly or Monthly Tenancy.

Retreat Homes

• DAMAGE/THEFT. Retreat Homes are Professionally cleaned prior to Check-In. Items in Retreat Homes have been inventoried and guest will be charged for any missing Items or Damage up to 2 Weeks after Check-Out. Smoking is Prohibited in Retreat Homes – A $250 fee will be Charged. Pets are not allowed in Retreat Homes.

• SMOKING. NO SMOKING is allowed in Retreat Homes.

• USE OF PREMISES. Lessee is to occupy the premises as a private dwelling and for no other purpose whatsoever. Lessee may not operate a business from their retreat home. Lessee shall use and occupy the premises in a clean and wholesome manner, not rearrange furniture and be in compliance with all applicable governmental requirements and the park Rules and Regulations promulgated by Lessor relating to such occupancy. Guests are to be always accompanied by Lessee when on the premises. LESSEE SHALL NOT ENGAGE IN ANY CONDUCT OR ACTIVITY OR ALLOW ANY PERSON OR ANIMAL ON THE PREMISES THAT WILL DISTURB THE QUIET AND PEACEFUL ENJOYMENT OF THE PREMISES BY OTHER RESIDENTS OF THE RETREAT HOME PARK.

• FACILITIES AND UTILITIES. Water, sewage, trash, Wi-Fi, mowing, weed-eating, electricity, and
propane, are furnished by Lessor as part of this lease. Housekeeping services are available every two weeks during your stay. Clean Bed Linens and towels are provided as well.

• Lessor reserves the right to shut off all utilities when found to be necessary, and Lessee agrees to
release Lessor from liability of and/or any damage caused therefrom. Any damage or stoppage to the
sewer line before it reaches the septic tank shall be repaired promptly at the Lessee’s expense. Sewer lines must be kept tight and free from leaks. Running of water in the wintertime to keep pipes from freezing will not be allowed.

• Lessor reserves the right to shut off all utilities when found to be necessary, and Lessee agrees to
release Lessor from liability of and/or any damage caused therefrom. Any damage or stoppage to the

• ASSIGNMENT AND SUBLETTING. Lessee shall not sublet the premises or any part thereof or
assign this lease without Lessor’s prior written consent. Tenants subletting are bound by the terms of this agreement.
